The Architectural Review Board met in regular session on Thurs, Nov 13, 2014 at 7:30 p.m. at the Mayfield Village Civic Center Conference Room. Chairman Dinardo presided.

Present: Mr. Ron Dinardo (Chairman), Mr. Ivo Tombazzi, and Mr. Carmen Miozzi

Absent: Mr. Joshua Klein (Chairman Pro-Tem), Mrs. MaryAnn Wervey, and Mr. John Marrelli (Building Commissioner)

Also Present: Ms. Deborah Garbo (Secretary)


Mr. Miozzi, seconded by Mr. Tombazzi made a motion to approve the minutes of Oct 23, 2014.                   


Ayes: Mr. Dinardo, Mr. Tombazzi, Mr. Miozzi

Chairman Dinardo called the meeting to order asking representative for a synopsis. 

Joe Calderwood, President of The CM Consulting Group introduced himself. We’re looking to add an addition to the back of the existing house on the first floor level. In doing so, in order to make the house all tied in, I raised the roof on the first floor so it ties in with the back of the house. Shingles to be replaced with new, same color. Lap siding to match existing, window, gutters & trim white to match, and brick veneer to match. Everything to match existing.

Chairman Dinardo notes that these kind of additions to the split level design are difficult because you have to step down your foundation to get to the right level. However, I see you’re doing that.  

Joe Calderwood states, there was a question about the flood plain. I got a Flood Map from the County. Where their addition is going, it’s quite a ways from the flood plain. Their neighbor’s house is right in the middle of the flood plain.

Chairman Dinardo stated, the date on this is 2010, looks like they created some new flood areas. Good, you got that information for John. I want to bring attention to the difficult tie-in at the rear. You really can’t bring the valley down. This is the cleanest way to accomplish what you’re doing.

Chairman commented, he’s got a nice deck on the back. Joe states, that deck gets torn out, all goes away.

Mr. Miozzi states, to me, this looks like an addition where the garage addition is. You might want to raise that wall and just continue the roof.

Joe Calderwood states, the reason why it’s dropping there is, that’s the garage extension and it stops short.

Mr. Miozzi brings attention to back windows. This is just my opinion. Why in the back have that awning window in the shower? I think they should have an awning window in the bathroom by the toilet area. Number one, they’d match and two, you can actual have it open. You won’t have to worry about standing up in front of the toilet.

Joe Calderwood replied, the reason they want a taller one here is to bring more daylight in when the door’s open. They want more daylight coming into the bathroom.

Mr. Tombazzi asked about anchor bolts. You have it listed at 6’ on center. The Residential Code is 4’.

Joe Calderwood replied, I think it’s 6’. We’ll follow whatever code is.


Mr. Miozzi, seconded by Mr. Tombazzi made a motion to approve the addition for Christopher & Jennifer Piccirillo at 859 Beech Hill Rd as proposed.

Nays: None                                      

Motion Carried. Drawings Approved. 


There being no further business, Mr. Tombazzi, seconded by Mr. Miozzi made a motion to adjourn the meeting.
