MEETING MINUTES
Mayfield Village
April 27, 2017

The Architectural Review Board met in regular session on Thurs, April 27, 2017 at 7:30 p.m. at the Mayfield Village Civic Center Main Conference Room. Chairman Parker presided.     

ROLL CALL

Present: Mr. Ed Parker (Chairman), Mr. Carmen Miozzi (Chairman Pro-Tem), Mr. Ivo Tombazzi, and Mr. Joshua Klein

Absent: Mrs. MaryAnn Wervey and Mr. John Marrelli (Building Commissioner)

Also Present: Ms. Deborah Garbo (Secretary)

CONSIDERATION OF MEETING MINUTES: April 13, 2017

Mr. Miozzi, seconded by Mr. Klein made a motion to approve the minutes of April 13, 2017.

Nays: None                          

Motion Carried. Minutes Approved as written.

PROPOSAL:

  1. Patio Room Addition
    Jim & Gayle Klements
    6684 Seneca Rd.
    American Patio Rooms

OPEN PORTION:

Chairman Parker called the meeting to order. We have one item on the agenda tonight, a patio room addition. Is the proposal for a 3-Season Room?

Terry Miller with American Patio Rooms introduced himself. It’s just a roof. The 3-Season Room was done 20 years ago. It’s just an open roof now made out of the same material, a 3” thick roof system with post and we’re going to make 42” footers.

Chairman Parker asked about the beams.

Terry Miller replied, the headers are all 3” panel. Footers will be 1’ x 1’ squares, with expansion joint around them and will go all the way down.

Chairman Parker asked, all pre-finished white?

Terry Miller replied, yes. I brought a sample of the 3” thick material, demonstrating.

Chairman Parker said, you’re not in a conditioned space. Do you have plans to finish this at any time?

Terry Miller replied, no.

Chairman Parker asked, it’s just a place to sit and enjoy the outside?

Jim Klements replied, yes. 

Chairman Parker said, I’m just curious for my own knowledge, are you finding this to be less expensive as far as the construction type, then doing a wood frame?

Jim Klements replied, it’ll match the existing. Overall will be better.

Terry Miller states, it boils down to, it depends on how far you finish a roof. If you put it underneath open joists and plywood, yes that would be cheaper. If you go in and you insulate it and finish it, now all of a sudden you’re back where we are and it takes you 2 -3 weeks to build out wood, I do this in one day.

Chairman Parker said, it wasn’t skeptical, it was more just for my knowledge.

Terry Miller replied, that’s pretty much the premise we go off.

Mr. Miozzi asked, what are you doing for gutters on the new roof?

Terry Miller replied, they will tie into all existing. The one on the right facing it will come back and tie into that one which is underground. The one on the left will tie in underground to that down that’s there. We’re not catching any more water than what’s already falling on the concrete. We’re not taking any house water at all.

Mr. Miozzi asked, what are you doing with that gable vent?

Terry Miller replied, I’m going to have to put a post in there to support the beam. I’m probably going to split that into two smaller ones with the same square inches.

Mr. Miozzi asked, is that aluminum siding on the back of the house now?

Terry Miller replied, yes.

Mr. Miozzi said, I was looking at the roof, it looks like it has a ridge vent. Are you going to eliminate that?

Jim Klements replied, it’s a ridge vent.

Chairman Parker asked, is it actually working? Is it open at the top? You might not necessarily need that if you actually do have an accurate ridge vent.

Mr. Miozzi said, you really don’t even need that gable vent.

Jim Klements said, that’s probably from the original construction.

Chairman Parker concludes, I don’t see anything that stands out. It looks good to me.

Mr. Klein said, it matches the existing same materials.

Mr. Miozzi said, I have one suggestion. If you’re cutting the concrete for that post in the back, you may want to relocate that downspout to the outside of where the new roof is going to be so it’s not in the room, on this back right hand corner.

Terry Miller noted, there’s no post at the back.

DECISION:

Mr. Klein, seconded by Mr. Miozzi made a motion to approve the proposed Roof Structure System addition for patio room for Jim & Gayle Klements at 6684 Seneca Rd. as proposed.

Ayes: Mr. Parker, Mr. Miozzi, Mr. Tombazzi, Mr. Klein     
Nays: None                                      

Motion Carried. Drawings Approved.   

Mr. Miozzi states, I’m sure John has looked at this. The setback is fine off the back property line?

Ms. Garbo replied, yes.

ADJOURNMENT:

There being no further business, Mr. Parker, seconded by Mr. Klein made a motion to adjourn the meeting.
