The Architectural Review Board met in regular session on Thurs, Sept 22, 2016 at 7:30 p.m. at the Mayfield Village Civic Center Conference Room. Chairman Parker presided.   


Present: Mr. Ed Parker (Chairman), Mr. Ivo Tombazzi, Mrs. MaryAnn Wervey, and Mr. Joshua Klein

Absent: Mr. Carmen Miozzi (Chairman Pro-Tem)

Also Present: Mr. John Marrelli (Building Commissioner) and Ms. Deborah Garbo    Secretary


Consideration of minutes deferred to next meeting date.  


Mr. Klein, seconded by Mrs. Wervey made a motion to approve the minutes of Aug 11, 2016.

Second Floor Addition & Covered Porch

Chairman Parker called the meeting to order beginning with the first item on the agenda.

Joseph Calderwood, Architect with The CM Consulting Group introduced himself. We have two projects here. One is, we’re adding the second floor above the existing garage which will be a Master Suite. Second, we’re adding a covered porch for the outdoor swim spa.

Chairman Parker asked about colors.

Joseph Calderwood replied, on the colors, everything will match existing. The roof is being replaced on the whole house. The color will be colonial slate, a medium gray. The siding is getting re-painted. We’re doing the Hardie Siding, then they’re re-painting the whole house so it’s one consistent color.

Chairman Parker asked, 5” or 6” lap?

Joseph Calderwood replied no, we’ll do an 8” lap.

Mr. Marrelli asked, do you have egress windows up there on the 2nd floor?

Joseph Calderwood replied, on the front.

Chairman Parker asked, will the posts on the back all be stained?

Mr. Gambino replied yes, Sherwin Williams blue gray.

Mr. Marrelli asked, for the porch, you don’t have a vapor barrier for that concrete floor, because it’s outdoors?

Joseph Calderwood replied, correct. It’s not going to be enclosed at all.

Mr. Gambino states, the soffits, gutters, fascia & overhangs will be white.

Joseph Calderwood states, the posts and screen wall will be stained a bluish gray. The only screened wall be on the left elevation on the garage side.

Chairman Parker suggests going with white on the posts and blue on the siding. It’s not something I’d get hung up on, but I think it would look better.

Mrs. Wervey asked about the odd/off shape of windows.

Joseph Calderwood replied, the bathroom’s in there. One has a toilet below it, the skinny one at the end has a closet. They want some natural daylight coming in.

Chairman Parker brings attention to the insulation detail on sheet 3 of 3. Very nicely done.

Joseph Calderwood said, I do that on all my projects.


Mr. Klein, seconded by Mrs. Wervey made a motion to approve the Second Floor Addition and Covered Porch for Ronald Gambino at 6547 Derby Dr. as noted.

Al Scaccia
6705 Glenview Dr.

Chairman Parker states, second item on the agenda is an addition at 6705 Glenview Dr.

Al Scaccia introduced himself. I’m here about putting a bedroom addition upstairs. I started off with a flat roof, through that idea away. Going to do a gable roof. Since I submitted this, there’s been a change, now we’re going to center this over the family room, which will look a lot better. I tried to get the best pitch I could. It’ll come out about 4’ onto the family room roof. I’m putting a 9” lam across the room here to carry the rafters. It’ll bear on the outside walls of the family room. The room is going to be 12. The walls are bearing on a rim joist, they’re coming out from the existing house. They’ll come out and hang, so there’ll be 12’ of board sistered up along the existing rafters in there. We’re turning the ceiling into a floor. If I drop the walls down to 7 foot 6”, I’ll end up with a 5 / 12 pitch instead of 4 / 12.

My object is to put this addition on there and make it look like it was never put on. I bought enough siding to put a room over the whole family room so I have all the siding in my shed, all the corner bead, I have everything. Everything will match. Ken’s Parkhill will put a new roof on this addition, the rest of the roof is fine. I think I have four bundles of shingles. This will be on the back side of the house. I’ll put in a ridge & soffit vent. Everything will be guttered. I want to sell the home.

Mr. Marrelli thinks the change to shift it and center it is a good idea.


Mrs. Wervey, seconded by Mr. Tombazzi made a motion to approve the Addition for Al Scaccia at 6705 Glenview Dr. as noted:

  • Applicant to submit Final Version as discussed.

Al Scaccia said, I have a Master Suite on the 1st floor. I have two bedrooms existing now. I have it on the market, 40 people have come through and thirty said they wanted a third bedroom.

Mrs. Wervey said, nowadays they want it done.

Al Scaccia agreed. That’s exactly what the Realtor said. They don’t want to do it. They want it done. They don’t even want the money to have it done, I offered that.


There being no further business, Mr. Klein, seconded by Mrs. Wervey made a motion to adjourn the meeting.
