ARB - September 24th 2015

The Architectural Review Board met in Regular Session on Thursday, September 24, 2015 at 7:30 p.m. at the Mayfield Village Civic Center, Main Conference Room. Chairman DiNardo presided.


Present: Mr. Ron DiNardo (Chairman), Mr. Joshua Klein (Chairman Pro-Tem), and Mr. Carmen Miozzi

Absent: Mr. Ivo Tombazzi and Mrs. Mary Ann Wervey

Also Present: Mr. John Marrelli (Bldg. Commissioner) and Mrs. Mary Betsa (on behalf of Ms. Garbo, Secretary)


Mr. Miozzi, seconded by Mr. Klein, made a motion to approve the Meeting Minutes of August 13, 2015.

Nays: None                                      

Motion Carried. Minutes Approved as Written.


At the request of Mr. Marrelli, the order of the agenda was switched.

2. Ground Signage

Chairman DiNardo stated, Megan is taking over for Dr. Eadie’s practice and creating her own practice. She is here to change the sign out front. It is not the sign that is changing, it is the lettering.

Mr. Marrelli stated, she is staying on black letters on white background like we have in that area.


Mr. Miozzi, seconded by Mr. Klein, made a motion to approve.

1. Sunroom

Mr. Konkoly is out of town right now on a business trip. We are replacing an existing sunroom, the metal structure attached to the home and taking it down completely including the foundation and rebuilding a true sunroom with construction material similar to the actual house itself. It will be like a three season room with a covered porch extended on the back.

Chairman DiNardo showed the Google Earth aerial of 899 Beechers Brook. This is the aluminum roof.   Is it open?

Mr. Calderwood replied, it is enclosed.

Chairman DiNardo asked, the material is going to match to the house?

Mr. Calderwood replied, yes, it is wood siding.

Chairman DiNardo stated, okay, you are going to match it and the same colors?

Mr. Calderwood replied, all of the colors will match the house. It’s sitting on a separate slab right now.

Chairman DiNardo asked, the windows and trim?

Mr. Calderwood replied, they will match.

Mr. Marrelli asked, do you have a place to run these downspouts or no?

Mr. Calderwood replied, there’s a swale. He is going to be extending the patio back there. There’s a swale in the middle of the yard that runs parallel back in the house.

Mr. Marrelli asked, where is it going to go?

Mr. Calderwood replied, it runs right here.

Chairman DiNardo pointed it out.

Mr. Calderwood stated it takes it to the downspouts and underneath the patio and discharges to the swale.

Chairman DiNardo asked, the current roof that is there now, referring to the photo dated 6-14-14, which is old, what is the intention for the dimensional shingles?

Mr. Calderwood replied, we were going to match existing. He was going to replace this part right here. This section will be replaced and will match. With the shingles, when the addition goes here, we are going to replace this section of the roof so it all matches. Later next year, he will replace the rest of it. He will keep it the same color.

Chairman DiNardo asked, how old are the shingles on now?

Mr. Calderwood replied, he said it was about 10 years old.

Chairman DiNardo asked, the foundation is the same?

Mr. Calderwood replied, we are putting in a new foundation with new footers. He will actually have a heated floor.

Chairman DiNardo asked, the exposed foundation, the brick?

Mr. Calderwood replied, yes, there’s a brick there now. We will have radiant heat. That way if he wants to use it in late Fall, he can still use it.

Mr. Miozzi asked, according to the drawing, the overhang on the garage is going to miss that window, the trim of it?

Mr. Calderwood replied, yes.

Chairman DiNardo asked, should that line up, or you can’t line it up?

Mr. Calderwood replied, no, we made the ceiling in there higher. The ceilings are not full 8 footers, so we put a 9 foot ceiling there. The current sunroom there now you feel like you are in a cave.


Mr. Klein, seconded by Mr. Miozzi, made a motion to approve as discussed.

  • Garage shed for The Grove

Chairman DiNardo stated, something not on the agenda, The Grove Committee is looking to build a storage garage shed. It was discussed whether it should come to ARB. It’s simple. It’s a garage. They need storage for chairs, tables, potentially for a dance floor and whatever else may come up. The electrical service is coming in off SOM and it’s right in here. I don’t think that tree is there now. This is imagery data on Google Earth from 2014. These two trees are dead. I was there before the meeting. I have some photos to show offline. The idea is to tuck it in here. It’s 24 x 24.

Mr. Miozzi asked, will you be able to see it from The Grove?

Chairman DiNardo replied, you will not. This is pushed over. This hill goes up. It’s pushed over enough to stay in between. It would be back in here tucked away. You won’t be able to see it. It’s hidden. It will be placed within the existing trees so you don’t see it. It fits right in there. We are about 15-16 feet away from the current electrical system. Those conduits are running there.

Mr. Marrelli asked, vinyl siding, shingle roof, low pitch?

Chairman DiNardo replied, low pitch and then get some dark siding.

Mr. Marrelli agreed. Camouflage it.

Chairman DiNardo asked the Board if they are all right with that. There was no opposition.

Chairman DiNardo stated, I am going to meet with the General Contractor doing the restrooms to get a price and tell him to look at it.



There being no further business, Mr. Klein, seconded by Mr. Miozzi, made a motion to adjourn the meeting.
