ARB - June 25th 2015

The Architectural Review Board met in regular session on Thurs, June 25, 2015 at 7:30 p.m. at the Mayfield Village Civic Center Conference Room. Chairman DiNardo presided.  


Present: Mr. Ron DiNardo (Chairman), Mr. Joshua Klein (Chairman Pro-Tem), Mr. Ivo Tombazzi, Mrs. MaryAnn Wervey, and Mr. Carmen Miozzi

Also Present:  Mr. John Marrelli (Building Commissioner) and Ms. Deborah Garbo (Secretary)


Mr. Miozzi, seconded by Mrs. Wervey made a motion to approve the minutes of June 11, 2015 as modified.                


Ayes: Mr. DiNardo, Mr. Klein, Mr. Tombazzi, Mrs. Wervey. Mr. Miozzi  

Nays: None              

Motion Carried. Minutes Approved as Modified; Pg #5 “light” to “natural sunlight”.

Chairman DiNardo called the meeting to order. This is a simple addition, a request for a 10’ extension of the existing 4-Season heated Sunroom. You’re matching all the materials. How old are the shingles?

Michael Gershen replied, roof was replaced 2 years ago.

Chairman DiNardo said your gutters are light green, are you going to paint them to match?

Michael Gershen replied yes, I’ll try to paint.

Chairman DiNardo said back windows are being replaced. The door will become a slider. You’ll match trim color with the fascia?

Michael Gershen replied yes, trim to match.

Chairman DiNardo asked about the existing foundation. Your section detail shows it’s just concrete, but it’s block and concrete. You’ll need to modify your drawing to show one course of block.

Mr. Marrelli asked how he’s heating the room.

Michael Gershen replied, electric base board heating.

Chairman DiNardo notes he’ll need insulation in the footing, which is standard.

Michael Gershen states, the ceiling is so low, once I open it up, I might vault it.

Mr. Miozzi said, you’ll have to put a beam all the way across it.

Chairman DiNardo said, the connection to the existing house is what you need to consider, where that post is going to be supported.

Michael Gershen said, I don’t know until I open up the ceiling.

Chairman DiNardo said, it looks manageable. You’ll need to show John your intention. Another thing to consider is your roof vent because right now you have a gable vent here. You’ll have to extend the roof vent all the way back over the existing peak.


Mr. Klein, seconded by Mr. Miozzi made a motion to approve the proposed Addition for Mr. Gershen at 6198 N. Woodlane Drive as discussed:

  • Modify concrete to block to match existing.
  • Applicant to submit Energy Code Calculations.

Front Entry Alteration

Chairman DiNardo asked Eli Mahler to present the roof overhang addition.

Eli Mahler, Architect introduced himself. They’ve had a problem at that particular point with rain coming in. To solve that problem, we’ll be extending that with a new overhang, rafters and building a knee wall. We’re replacing the shingles on the entire house with a grayish shingle.

Chairman DiNardo asked, will you replace with a dimensional shingle?

Marlene Zito states, I’m not sure. I’m looking at Certainteed Shingles and Owens Corning heavier slate shingle. There’s a lot of slate roofs in my neighborhood.

Chairman DiNardo said, the color is fine, it’s currently gray.

Mr. Marrelli asked if the problem was ice damage.

Eli Mahler replied that was part of it.

Mr. Marrelli notes, when you get your new roof, you’ll have ice & water shield.

Chairman DiNardo said, you’re coming out 3’. That’ll help. That was a good design move to run it across, otherwise it would be awkward in the corner with just a little bump-out.

Eli Mahler states, the front of the garage will all be re-sided to match existing, same color.

Mr. Marrelli asked, will they strip the roofing off of the part that you’re bearing in here?

Eli Mahler replied, not necessarily, we’re putting a cleat. They’ll go right over it.

Marlene Zito said, I haven’t accepted the contractor’s contract yet, but when I spoke with him, he said he wants to open the roof to connect to the rafters.

Mr. Marrelli agrees with him. You want to get ventilation in here.

Chairman DiNardo agreed, you need to leave an opening.

Mr. Miozzi said the only problem I see with him tying into the rafters is this ledger that gives you strength. You need the plywood. You can’t just side-nail it.

Mrs. Wervey asked, to a normal person like me, what does it mean to open it up?

Chairman DiNardo replied, it’s to create some openings. John added, if he puts ten 1’ x 1’ holes in there, you’ll get air in there.

Mrs. Wervey asked the Board for a description of a cleat for Mrs. Zito.  

Mr. Marrelli said a cleat is a 2 x 8 strip of wood laid horizontal on the roof to strengthen or support the surface. Eli calls it a “plate”.


Mrs. Wervey, seconded by Mr. Klein made a motion to approve the proposed Front Entry Alteration for Charles & Marlene Zito at 849 Worton Pk Drive as submitted.  


Ayes:   Mr. DiNardo, Mr. Klein, Mr. Tombazzi, Mrs. Wervey, Mr. Miozzi  

Nays:   None                                      

Motion Carried. Drawings Approved.


Charter Review

Chairman DiNardo said, Charter Review Committee has finished. We presented to Council the proposed Charter amendments that’ll be coming before the voters. One item the Committee was still having trouble with was the ability for the Building Commissioner to vote in the event of a tie or lack of a quorum.

After much discussion and review, Joe Diemert said it could be done through Ordinance vs. a Charter amendment. That change will be coming before the Ordinance Review Committee. Mary Ann, you sit on Ordinance Review, if you could champion that effort so it doesn’t get lost. Mary Ann concurs, thinks it’s a great idea.

Mr. Marrelli states, I am a voting member on Ordinance Review, I cannot vote on this change.


There being no further business, Mr. Miozzi, seconded by Mr. Klein made a motion to adjourn the meeting.
