ARCHITECTURAL REVIEW BOARD
May 22, 2014
The Architectural Review Board met in regular session on Thurs, May 22, 2014 at 7:30 p.m. at the Mayfield Village Civic Center Conference Room. Chairman Pro-Tem Klein presided.
Present: Mr. Joshua Klein (Chairman Pro-Tem), Mr. Ivo Tombazz, and Mrs. MaryAnn Wervey
Absent: Mr. Ron Dinardo (Chairman) and Mr. Carmen Miozzi
Also Present: Mr. John Marrelli (Building Commissioner) and Ms. Deborah Garbo (Secretary)

Chairman Pro Tem Klein called the meeting to order. We have one proposal on the docket tonight.
Joseph Znidarsic, 700 Echo Dr. introduced himself. I’m proposing a 2 ½ detached garage with a greenhouse in the back of it. Same stone material, siding & trim all to match existing house.
Mr. Marrelli said our code doesn’t allow the garage doors to face the street. When you look up your driveway, will we see this right elevation?
Joseph Znidarsic replied, no. The door faces the neighbor’s house @ 704. I can’t put a door on the front?
Mr. Marrelli advised, you’d need a zoning variance.
Joseph Znidarsic said I’m going to add a couple windows on the side, 3’ x 3’. New windows will match the house. I’m doing it all myself.
Mr. Marrelli said you have one overhead door, not a double door.
Joseph Znidarsic mentions the huge tree right by the driveway, but it’s away from the garage. I just have to remove one big bush.
Mr. Marrelli asked Joseph if he took the site plan to the Engineer’s office.
Joseph Znidarsic said yes. I’m waiting to get a call back. He initially took a quick look and said it was fine. He was going to check some numbers. I switched to a 6” pipe.
Mr. Marrelli said as long as you’re not running water on anybody.
Joseph Znidarsic said my In-Laws are next door. They’ve got a wet spot. I’ll be putting in drain tile. That should take all the water out. Everything will run out to the culvert. Now that I live in the house, I can see it all better. I’m taking the swale out. I’m going to put in a 30” x 30” catch basin, especially after that rain last week. Joseph demonstrates the discharge, flow, proposed Tee, piping and tie-in. I have to tie into the septic. I’ll zig-zag around the perimeter of the garage. I could push the garage back a couple feet. I have 44 feet. My property lines are still marked. I’ll go 42’ off that line.
Mr. Marrelli asked if he wants to do something with the front elevation to make it look more like a front.
Joseph Znidarsic said yes, wainscoting to match the front of the house. I can do a panel underneath the window. I’ll run the trim all the way down to the stone. There’s wainscoting around the whole house. It’s stone to grade.
Chairman Pro Tem Klein summarizes plan;
- We need to add stone to grade wainscoting on the front.
- Windows will be twice the height.
- Install panel beneath the window down to the wainscoting.
- Trim to match house.
- Siding to match house.
Mrs. Wervey asked John if he meets the square footage size requirement.
Mr. Marrelli said yes. The greenhouse doesn’t count.
Joseph Znidarsic said when I did my landscaping last year, I had the dirt ready to build my garden until I started seeing all the deer. Then we thought, let’s build a greenhouse. I have a buddy that supplies glass to the Arcadia Glass House Company.
Mrs. Wervey comments the new house Joseph built is beautiful.
Joseph Znidarsic said it’s not done yet.
Mrs. Wervey, seconded by Mr. Tombazzi made a motion to approve the proposed detached garage for Joseph Znidarsic at 700 Echo Drive as Noted.
Ayes: Mr. Klein, Mr. Tombazzi, Mrs. Wervey
Motion Carried. Drawings Approved As Noted.
There being no further business, Mrs. Wervey, seconded by Mr. Tombazzi made a motion to adjourn the meeting.
Motion Carried. Meeting adjourned at 7:50 p.m.
